What is inspected during a typical home inspction?

Our inspection includes a visual inspection of the following areas and items:

This list does not take the place of the Home Inspection Agreement which outlines the scope of the inspection and includes those items or components outside the scope of the inspection.  The Home Inspection Agreement is the binding contract for services performed.


 Grounds - Sidewalks, driveways, stairs, porches, decks, patios, drainage around the house, retaining walls…

 Exterior - Siding, foundation, chimneys, soffits & fascia, paint/stain finishes, windows, doors, gas meter, plumbing, electrical…

 Roof – Roofing material, current condition, remaining life estimate, gutters and downspouts, flashings, chimneys, plumbing vents, flue vent pipes...  We try to walk on roofs if possible.

 Attic – Framing, insulation, ventilation, signs of water entry …

 Heating System – Functionality, cleanliness, combustion air, venting,  filters, gas leak detection…

 Cooling System – Installation, functionality...

 Electrical System – Visible service to house, main panel, identification of voltage & amperage capacity, sub panels, wiring material, grounding system, outlets, switches, GFCI's, light fixtures…

 Interior – Floors, walls, ceilings, doors, windows, skylights, stairs, light switches, light fixtures, ceiling fans, receptacles, fireplaces, wood stoves, smoke detector identification…

 Plumbing System – Functionality, identification of materials, shut-offs, pressure, venting, water heaters, leakage…

 Bathrooms – Shower/Tub surrounds, toilets, faucets, drains, ventilation, leakage, water damage…

 Kitchens and Laundry Rooms – Built in appliances, plumbing, ventilation, sinks, counters, cabinets…

 Basements & Crawlspaces – Concrete flooring, structural support beams, structural posts, floor joists, foundation walls, footings, sump systems, insulation, signs of water entry, egress.

 Garages – Auto doors, automatic door openers, people doors, concrete floors, structure, fire resistance.
