A formal professional report is provided to the client within 24 hours of the inspection.  In most cases we can email the report the same day.

Home inspections are available for single-family residences, multi-family residents up to 4 units, condos and town homes.

All inspections are completed within the Standards of Practice of the National Association of Certified Home Inspectors (NACHI)

The typical inspection requires two to four hours on-site.

Home Warranty Review

Did you receive a home warranty for your builder or previous home owner?  If that warranty is about to expire, now is a good time to have a Home Inspection. 

Home warranties are no good if you find a defect or problem after it expires.  Let's take the time to find out now. 

The best time to do the inspection is one to four months prior to the warranty expiration.  This gives you adequate time to address problems with the builder/seller before it's too late.

New Construction

Do you think that because you are purchasing a new home there will not be any problems? Often in a rush to develop a subdivision corners may be cut that can present problems in the near future. Your new home may not be as flawless as the model you tour. Inspection allows buyers and builders to resolve problems prior to closing and makes it less likely to the buyer that some defect has not been disclosed about the property. And don't assume that, just because a municipal inspector has reviewed your new home constuction, there are not defects. 

Phased Inspection

Four, phased on-site inspections are completed to verify and photograph construction progress.  These inspections evaluate the quality, workmanship, and execution of design and construction.  A report is included with each phase.  The final inspection is a complete home review and a standard Home Inspection report is provided to you.

Pre-Drywall (non-phased)

If you prefer a mid-construction report, a non-phased Pre-Drywall Inspection may be for you.  This helps identify defects in system components that may be difficult to repair after the application of drywall.  It is a single inspection completed just prior to drywall installation.

Construction Progress Inspections (Draw)

    Six phased on-site inspections are completed to verify and photograph construction progress as it relates to draw requests.   A pre-drywall inspection is included for home buyer.  This helps identify defects in system components that may be difficult to repair after the application of drywall.   Construction Progress Inspections may be customized to meet the needs of the lender.

Collateral Condition Inspection

    A scaled down version of the home inspection with more narrative about the probable improvements required in the event of a foreclosure.  Such items may include narratives about interior walls, paint, floor coverings, fixtures, electrical, roof and other general inspection items.  This inspection is designed for second mortgages or lines of credit when an appraisal is not requested, but the loan-to-value ratio is near or exceeds 100%.  It does not determine value, but it does point to conditions of the collateral that may affect lending decisions.

Exterior Photo Report

    Simply a streetside exterior photo.  Used to place in loan files and confirm that there is in-fact a home at the subject address.  This service is usually requested for second mortgages or lines of credit where a tax assessment is used to determine value and where the loan-to-value ratio is usually less than 100%. It also helps identify some potential issues seen from the street such as visible roof problems, fire damage, or reveal that a home is for sale.   Some lenders do not provide lines of credit on homes currently for sale.
