Commercial Lender Inspection Solutions Commercial lender inspections are brief summary reports about the subject property. The reports do not provide a value for the subject property, nor are as extensive as a complete inspection. Either inspection can be used for loan origination or loan review. C1-Commercial Drive-By (Exterior Photo) An on-site visit that typically includes a visual inspection of the common areas accessible to the general public. The tour is discrete. No contact with the owner, tenants, or property manager will be made. Photographs typically include exterior photos and street scenes, both directions. This report is typically provided in three to four business days. C2-Loan Origination Site Inspection This inspection includes a physical inspection of the interior and exterior of the subject property in the presence of the owner and/or property manager. Improvements, common areas, and a representative sample of the tenant space (office units, apartment units, retail shops, and etc.) will be visually inspected. Property characteristics will be noted (i.e. existing deferred maintenance, recent capital improvements, janitorial diligence, construction in progress, recently cured deferred maintenance). Extensive photos of the subject property will be provided. This report is typically completed within seven to ten days depending on the building owner/manager's schedule.
